Is Mold Covered by Homeowners Insurance in Alabama?
Whether your homeowners policy pays for mold comes down to one question: what caused it? Insurance covers mold that results from a covered, sudden event. It excludes mold from neglect, long-term leaks, humidity and outside flooding.
Usually covered
- A pipe bursts and floods the kitchen; mold grows on the wet drywall.
- The water heater fails overnight and soaks the floor.
- A storm tears shingles off and rain gets into the attic.
- A fire is put out and the firefighting water leads to mold.
Usually NOT covered
- A slow drip under the sink that went unnoticed for months.
- Mold from high humidity in a crawl space or basement.
- Flooding from a river, creek or storm surge (that's flood insurance).
- A known roof leak you didn't repair.
Mold caps
Many Alabama policies cap mold remediation at $5,000 or $10,000 even when the cause is covered. Check your declarations page for a "fungi, mold or rot" limit. Some carriers sell an endorsement to raise it.
How to document a claim
- Call your carrier within 24–48 hours of discovering the damage.
- Photograph everything before cleanup, including the source.
- Stop the damage from getting worse — shut off water, start drying. Insurers expect you to mitigate.
- Keep every receipt.
- Get a professional assessment with moisture readings. We provide adjuster-ready documentation on every water damage and mold removal job.
